mine was the timing chain

It may be a detonation problem because of the gas he runs. What compression is he running and what octane for that compression. He may need race gas 50/50 mix with super gas. That could take care of the problem. P.s. don't let the gas sit in the tank for longer than 2 weeks, or the octane rating goes down, in other words use fresh gas too.

My buddys 400ex was ticking. During the rebuild we noticed the cam chain tensioner was broke. (the coil spring inside) We think that may of been why it was ticking.

My ticking was valves hitting the piston. It didn't take long to break off a valve. Check valves again, they can come loose quick if not tightened right. Make sure you measured the right vlave clearance (between the secondary rocker and the valve), not in between the primary rocker and the secondary rocker.
The other guys are right too, timing chaind make a ticking noise too. Be wary of this, if the tensioner goes bad, you can jump time and if you have tight clearances, you can make valve and piston contact.

Uhm, this may sound stupid, but check the seating of the exhaust against the head. Mine used to "tick", and when I finally got around to diagnosing it, I found out it was an exhaust leak. I used a stethescope to find where the noise was actually coming from.
If engine work was done and the head pipe gaskets not changed out when the new pipe was installed this could be your problem.
