We have also done a ton of work inside, lots of paint and elbow grease
I also turned this little built in cabinet into a bar and humidor

Seeing it in this format makes it look like quick and easy work, but actually i was a lot of work, the backyard was very labor intensive and took many many man hours, beers, and good friends. Let me know what you think.

Nah..I can see you put a lot of work into that house. Anyone who owns a home can see that. The before and afters look amazing! Congrats on the purchase. Was it a foreclosure? Looks like someone let it go.

Thanks

It was a short sale, which is like pre-forclosure. They definitely let it go though.

looks good. Like stated above. anyone that owns a house knows how much work you have done. I am on the other side of your fence at the moment, i'm letting go of my house and giving it back to the bank:ermm:

Man, that place looks great! I bet the neighbors were happy when you moved in. I'm on house #3, and the second one was a project, so I can definitely relate. Everything I touched in that house turned into a major job, but the results feel good. How's that Zoysia grass? Similar to bermuda?

Thanks for all the replies guys!! It has definitely been worth the hard work. Hopefully we have added some value too.

Also the Zoysia is awesome, check out empireturf.com and you can learn all about it.

Turf... I'm guessing some money was spent there. Forgive my ignorance, but isn't zoysia grass the grass that stays green most of the year and doesn't grow as fast as say fescue?

Looks great. I've started looking at houses but golly I can't find what I'm looking for.

im wondering about the grass being so close to the pool, seems like salt or chlorine water wouldnt be good for it??

looks good either way

Yes leaves are definitely my worst enemy, especially in the up coming months. I have a HUGE oak that hangs right over the pool. The Zoysia is a turf grass, although it does go dormant in the winter. It's definitely not the cheapest grass but i feel it was worth the extra money. Once it becomes more established and i can give it a nice cut my yard will look like a fairway of a golf course. Thanks again for all your compliments i am very proud of the hard work i have put in.
