I am looking to sell my 10 acres located in Garfield Twp (Lake) Michigan. It is heavily wooded and connects to a huge hunting camp. It is located on East 8pt Lake Rd about 1/4 mile away from the lake. Asking $45,000

would consider trade for land in the U.P.

are u serious, thats the deal of a life time, up here in southern nh 10 acres that close to a lake is about 400 - 500K

10 acre lots around here alone are atleast 300,000 and up


down at the bay (north east MD.) 1 acre 300,000 and up Right on the bay of course :scary:

You all are nuts .

I could have bought 465 acres of farm land ( flat land , some rolling hills , small lake on the property , heavily wooded areas) , with a 2 year old house ( 3 bedrooms , 2 baths , 2500 sq/ft ), double detatched garage ,another large barn style garage , and all the equipment to work the land for a price of $389 000 .

That was their asking price .... I probably could have picked it up for $375 000 . I wish I had the money at the time !!!!!

1 acre here is $130,000, no water frontage or anything:ermm: i live in a way overpopulated area, all the woods are disapearing for endless houses and walmarts:( :ermm:

Lol such low prices.. just a LOT on the water down here goes from 1.5-3 mil depends on location.. oh yea, the are 1.5 acre lots too...

My place is 60 acres with mostly field n some woods. Western PA in the middle of nowhere practically. $375,000

But that was when we bought it 12 years ago. It is worth over $500,000 now.

However... you could rent out the land, and it would generate alot of dough. or, sever it.

Like I said , if I had the money I would have bought it ... it just sold recently .

What's nice about it , is that it is on the outskirts of town and located at the end of a dead end street . This would have been the ideal location for a huge motorsports park . I can tell you right now , I would have had a nice MX track and an XC track on the property and maybe even a 1/4 mile drag strips cuz theres NOTHING like that up here in the north .

Once I'm all over and done with our lovely judicial system , I might go see the people and make them an offer on the property . Like you said , you could even split the property and sell it off . There's enough frontage to sell probably 4 or 5 lots . With building lots going at roughly $50 000 right now for a 75' frontage by 130' deep , there is a possibility to make back some of the money !!!!

ya land pretty expensive around most of you... i am selling the 10 down here to buy 40 in the UP... you can get 40 acres in the UP for like 37000

Exactly! I've always wanted to have a Gopher Dunes style thing of my own, and build it up. And if you sever the lots (roadfronts) then you can keep all the rest, and STILL have plenty of farm land, and a mx/xc track. It would be perfect.

my family bought 40 acres for 75,000 it had a mobile home and a pond which is about an acre.

That is really cheap for land. Where I live a half acre lot is going for around $200k.
