View Full Version : Any home builders out there? Need help...

My fiance and I have been looking at possibly building our first home. We've been looking all over at different blueprints and finally found one that we both like. My questions is... can anyone give me a good idea how much this house "could" cost. I understand that all the details... can effect the price, but I just need an average cost. Thanks in advance!

Well, I was kinda hoping it could be done for around $175,000..or less. I also have a few friends and family in the plastering, HVAC and escavation business that would do it for next to nothing (just cover material)...and I would do alot of the odd's and end stuff.

LOL I appreciate it! We wont be building for another year.... hopefully around next May. If you PM me your number, I'll keep ya in mind.

I work in a Real Estate office - out here it would go for high 200,000's but property's out here are extremely overpriced for whatever reason - probably because we are so close to Lake Michigan/Chicago, who knows?

Well after doing some research, around here the cost per square foot is around $105-115 to have it built with no home owner help. Anyone from PA know if this is a true range?

You are just talking about the house itself correct? (materials etc.) If you go to Menards or another place like that, they should be able to give you a very close estimate how much all the materials should cost. They actually seel home kits there.:)

I would say 105-115 a square foot is pretty close. I am sure it is cheeper where you live to have a house built than it is here in CA. That plan and elevation looks nice. Looks allot bigger than the 1500 + square feet it is. If your going to build I would suggest at least 1800 sqft. You will wish you did after you are in it for a while.
There are allot of variables that factor in on the price of a house when building. Whatever you figure it is going to cost add on some more. 10-20 % There will be upgrades and changes as you go through the building process. I have not yet seen anyone come in right on budget. I have been building homes and inspecting them for over 20yrs. I would go for it MOFO.

In california here is would probably cost about 600,000-1,000,000 to buy a house like that.. just to throw some East vs. West coast perspective out there:eek2:

House prices out east make me sick:grr:

east coast is just as expensive try looking into houses in bergen county new jersey.

I agree with JD400, the price he rattled off should be pretty close. The prices on steel and lumber went up since last year around this time. Make sure you do your homework as far as what kind of things you want in your house...so it doesn't all become extras. Let the builder know what toilets,sinks and fixtures you want along with colors or you will probably get the basics. Ceiling fans, cable and phone jacks...all that stuff. Even with covering all your bases...you will still have extras. Building a house is the best way in my opinion. For what it will cost you to build...you would never be able to buy a house outright that would be as nice and you should also have some good equity right away. If you are doing some of the work yourself, it can be overwhelming at times, but it's worth it in the end. Good luck.

you should be able to do it for 175,000 do as much as you can yourself, it looks like a nice house, good luck post some pictures when done

In some cases it's not so easy to build yourself. You don't know who is good, your not going to get the same prices from subs that i can, You risk problems that can bankrupt you and your family, and who will answer all of the million questions the subs will have for you when you don't know what you are doing.

I just finished building a 3500 sq ft reverse story and half for myself. I know it sounds good building your own house, but trust me, no fun. You might look into having a builder you trust do cost plus $10,000. Be the best 10000 you ever spent. In all honesty you could probably build the house for $125000, without the cost of the lot. But are you doing in Tile, what kind of carpet do you want, It goes from $6 to $30 a yard. Problem is when your building each sub offers you an upgrade. It is your house and your thinking well it's only $800(for example), except that is per sub. In that part of the country, things may be a lot different than here(KC mo). Do you put Foundations under the house, or just doing a slab. I own a basement company here in KC. If you are doing a foundation, are you doing a walkout, any daylight, or full basement, 8' or 9'. If you get a lot for around 30-40,000you should be able to build that house for $175000.

As far as that plan not being big enough, I wouldn't worry about that. My house has 1800 ft on main floor and it is too big in my opinion. The whole time I was building it my main concern was I should go bigger, because I am not moving. But it is plenty big enough, remember you have to heat and cool the house for ever.

Actually my father is part owner of a fairly large plastering company in pittsburgh, so I do have a good connection of subs....if I do decide to be my own GC.....but I might pass on that position due to "lack of time". I will however be involved as much as I can and do have a few subs for certain things that can be done very cheap (friends and family)....so we'll see what happens.

I'm heading over to my parents now for easter with a copy of those plans... Looking forward to getting my fathers opinion as well.

What a builder told me is for example, if your is 2000sq ft, it will cost you $200,000! Just like someone here said, it will cost you around $100.00 per sq ft. Doing some things yourself will drop it down a bit but from what I was told, count on being that per sq ft.
